This is a lovingly maintained estate with an outstanding Georgian manor house, lovely cottages and gorgeous gardens. The friendly and helpful owners work hard to provide the perfect cottage for your private getaway or a large celebration. Each
cottage has been carefully renovated. One of the owners is an
antiques
dealer and the cottages have benefited from her keen eye and good taste.

For special events, the entire property can accommodate 36 people. The estate is located in one of the Cotswolds'
prettiest areas, Bredon Hill
in the Vale of Evesham. Kemerton village is small- there is only
a village shop and a pub (that serves great food), but Kemerton is very
convenient
for touring all of the Cotswolds. |

Watermill Cottage is terrific. It is separate from the manor house, down a little lane that leads to the lake and the watermill ruin. Built in 1760 and renovated in 2000, it is has a small private garden and a patio with a wonderful views of the lake. This spacious cottage has much character and it is comfortable and sophisticated. A bit removed from the manor house and the other cottages, the Watermill feels private and secluded. |

An archway adjacent to the manor house leads to a flower-filled courtyard and four of the five cottages, the Coach House, Courtyard Cottage, Stables and the Garden Studio Flat. The
Coach House and Stables are adjoining and can be rented together for up
to 15 people. |

The upper floor of this 2-story cottage was once the coachman's home. The large ground floor area, which housed the coaches, is now a comfortable open-plan living/diningroom. This is the perfect spot for a gathering of friends and family. This cottage can be rented with the adjacent Stables Cottage to accommodate 15. If you add Courtyard Cottage, opposite Coach House, you can have a party of 23 people in close proximity. |

This 3-story cottage, just opposite Stables, is located just through the stable block's dramatic entrance arch. Original
beams and beautiful antiques make this a very interesting cottage for
large
families or small groups. |

4 + 1 2 bedrooms 2 bathrooms This comfortable 2-story cottage was once part of the stables and a hayloft. One of the courtyard cottages, there is a bedroom downstairs and one on the upper level which give excellent privacy in a small space. |

| GARDEN
STUDIO FLAT Accommodates 2 This is a delightful, small haven, a self-contained studio in a wing of the manor house. It is accessed from the manor house or, more privately, through its own entryway from the patio near the pool. The largish open-plan area has a king bed that can convert to twin beds, a Victorian tiled fireplace and a nice little kitchen. |

| THE
ESTATE GROUNDS
The
gardens are beautiful. There are many specimen trees and
plants and deep borders that change with the seasons. The lake is
home
to swans, heron, ducks, geese and other waterfowl. There is
a dovecote and a Doomsday watermill dating from 1086. The village
church, with its ancient graveyard, is next door. |
| The
outdoor pool, heated in July and August, is open during daylight hours
with a quiet time set aside each mid-day for elderly or "shy" guests to
enjoy
the pool in relative quiet. There is an all-weather tennis court,
croquet, table tennis and a billiard room (adults only, please).

Children are warmly welcomed here. Special occasions are given special attention. Mid-week cleaning and baby sitting can be arranged with advance notice at an additional charge. The local pub will cater meals for you with advance notice. Sorry, dogs are not allowed. Smoking is not allowed in the cottages and non-smoking guests are preferred.
WEDDINGS:
This is a beautiful property for a wedding. You can have a marquee by the lake. Guests can stroll amid the 15 acres of National Garden Scheme gardens. You can use your own florist, marquee people, photographers and caterers or the owners will provide this for you. For weddings, you have to take all five B&B rooms in the main house plus the Coach House, Courtyard Cottage and Stables. These are all close together. Watermill and the Studio Flat can be booked also, of course. There is plenty of parking. Please contact us for more information.
| ACCESSIBILITY
NOTICE:
GARDEN STUDIO is accessible to travelers with moderate mobility limitations. It will accommodate a small wheelchair. All of the other cottages are accessible to those who can manage stairs. The level paths are loose gravel. |
The
Manor House B&B is a
country
house where guests can relax and feel at home. Five en suite
guest rooms have either a 4-poster
double bed or twin beds. All rooms are decorated in the
English
style: chintz, porcelains, needlework, tea trays.

The house's drawing room has a fireplace, comfortable seating and luxurious appointments. The
formal dining room seats 12, but can be expanded to 22 for catered
dinner
parties. |

PRICES A refundable security/damage deposit of £100 per cottage is due on arrival. Heating and electricity are included. Weekend rates are for Friday, Saturday and Sunday nights. Not available for Xmas, New Year, Gold Cup and bank holiday weeks except for the Garden Studio. |
