This second-floor flat is in an elegant Georgian townhouse dating from 1780. The building’s  double doors open into the carpeted common hall which serves the three apartments.  Climb up a curved stairway to the flat.

Enter the flat’s hallway and turn right into the large living/dining room.  It has two comfortable sofas flanking the coal-effect fireplace with a large mirror hanging above the mantle.  There is a 42" TV with Bose surround sound system and radio/CD player.  Free high speed Internet access can be provided.  A Chinese hearth rug lies on deep blue carpeting.  There is a tall antique dresser that displays Royal Worcester crockery and has a desk.  The atmosphere is quietly elegant.



The dining area has a mahogany Georgian  dining table that seats 6 comfortably.  A sideboard can be used for serving.  Large framed prints depicting scenes of 18th century Edinburgh hang on the walls.  Three tall Georgian windows look across Queen Street toward George Street. to the private garden opposite.  You will have use of this garden - a key is provided for you.
The master bedroom has a king bed that can convert to twin beds.  It has an upholstered  headboard.  There is a large wardrobe and an antique chest of drawers.  Walls are papered beige with broad vertical stripes.  A tall Georgian window overlooks the rear of the building.
The second bedroom has a standard double bed with a fabric swag above the bed.  There’s a built-in wardrobe, light blue walls, a large window looking to the back of the property.
The tiled bathroom has a large shower with multiple jets.  William Morris wallpaper covers the walls.
The modern, galley kitchen has an electric oven, gas hob, twin sinks, microwave, Dualit toaster, dishwasher, washer/dryer and refrigerator/freezer.  High quality cooking utensils, serving bowls and crockery, including an ice bucket and champagne flutes, are there for you to enjoy.


Hanover Street is in the heart of Edinburgh's New Town, a very short walk from Princes Street.  The property is a few minutes’ walk from the Waverley train and St. Andrew's Square bus stations and only a twenty minute drive from Edinburgh Airport.

Heating and electricity are included.  This is a strict non-smoking property.

We represent two other flats owned by the same family, Rose Street and Queen Street.  They are similar to this one and of the same high standard.  The owners live nearby.

ACCESSIBILITY NOTICE:

The flat is accessible to anyone who can manage one tall flight of hallway stairs.

The Edinburgh Festival, all of August, books far in advance.
Heating, electricity, gas and all taxes are included in the rental pricce.
 Refundable security/damage deposit of £100 payable on arrival.
Festival, Christmas and New Year rentals are Sunday to Sunday only.
Prices may increase during bank holidays, rugby internationals and other major events.
