This second-floor flat is in an elegant Georgian townhouse dating from 1810. The building’s door opens into a long common hallway which serves the three apartments.

Enter the flat into a small hallway that has a grandfather clock and a small, antique gate legged table, an umbrella stand (with umbrellas!) and hall mirror.

The spacious living/dining room is done in yellow and blue. It has two comfortable sofas, two Victorian arm chairs, a mahogany sofa table, a gas fireplace. There is a 42" plasma TV with Bose surround sound system and radio/CD player, a decorative fireplace. Free high speed Internet access can be provided (for PC’s only, not Macs).

The dining area has an antique dining table to seat 6 and a beautiful antique mahogany desk that is trimmed with leather. The walls are hung with framed prints depicting scenes from 18th century Edinburgh. Three tall Georgian windows look out across Queen Street to the private locked gardens. You will have use of these gardens - a key is provided in the flat.

The large, airy bedroom is very pretty. It has a queen bed with a cherry wood headboard, excellent storage in a built-in wardrobe, a large gilt mirror, a dressing table with a lighted mirror and two bedside tables with lamps that have silk-lined shades. There is a TV in this room. A large Georgian window looks onto the back of the property.

The newly-renovated bathroom has a large shower with multiple shower heads - very luxurious.

The galley kitchen has an electric oven, gas hob, double sink with waste disposal, microwave, dishwasher, washer, dryer and refrigerator/freezer. There is a kettle, toaster, a real coffee maker and an extensive range of cooking utensils, serving bowls and crockery. There is even an ice bucket and champagne flutes!

The flat is in the heart of Edinburgh's New Town, a very short walk from Princes Street. The property is a few minutes walk from the Waverley train station.

Heating and electricity are included. This is a strict non-smoking property.

We represent two other flats owned by the same family, Rose Street and Hanover Street. They are on our site. The owners live nearby.

ACCESSIBILITY NOTICE:

The flat is accessible to anyone who can manage one flight of stairs.

2007 WEEKLY PRICES The Edinburgh Festival, all of August, books far in advance. Heating, electricity, gas and all taxes are included in the rental pricce. Refundable security/damage deposit of £100 payable on arrival. Festival, Christmas and New Year rentals are Sunday to Sunday only. Prices may increase during bank holidays, rugby internationals and other major events.
