This is a magnificent Georgian mansion on 1000 acres in East Lothian.  Built in the early 13th century and rebuilt in the early 1700's, the Kinloch family has lived here for 12 generations.  Francis Kinloch, Lord Provost of Edinburgh, purchased the house in 1655.

After his death in 1767, his grandson, Francis Kinloch, age 11, inherited the house and the title.  He attended Eton College in England where he saved Admiral Lord Nelson's son from drowning.  Francis married Mildred, granddaughter of Thomas Walker, guardian of Thomas Jefferson, and, after she died, he married Martha, daughter of the governor of South Carolina.  Francis was a secessionist and was captured by his cousin (also named Francis) who was serving in the British Army.  One Francis became a member of the Continental Congress, the other inherited the Kinloch Baronetcy.
Two months after he succeeded to the title, Francis was murdered on the house's back stairs by his deranged brother, Sir Archibald.  Archibald was not hanged, but released into the care of his family - one of the earliest recorded defenses on  grounds of insanity.  The current owner, Sir David, 13th Baronet, and his wife, Maureen, live in far greater tranquillity than can be said for their forebears.  They invite you to do the same.

Through a stone vestibule, one enters the Hall, a comfortable sitting room that has rust walls, a light blue sofa facing an ornate fireplace, easy chairs, a beautiful rug over marble floors, ancestors’ portraits on the walls, antiques, views of the front lawns.  A guest powder room is off a stone passageway.


One of the two enormous drawing rooms is through a connecting door.  It is a grand, sumptuous room with two comfortable sofas, chairs, a grand piano, rose and rust Oriental rug over reddish carpeting, deep red walls and white woodwork, ancestors’ portraits, other art, antiques, a music system.  A curved wall has three large windows and a door out to the stone patio.


The large, elegant dining room seats 18 comfortably at a long, antique mahogany table.  A children’s table is available, if needed. Walls have tan and brown paisley paper; window draperies are deep red, floors are covered in rich beige carpet.  Windows look out to the front lawn and the parterre. 


The kitchen is the cook’s area, but you are welcome to partake of last night’s leftovers, make a snack and pot of tea.  The kitchen, with its large farmhouse table, is a blend of modern appliances and traditional decor.  It’s a sunny, welcoming room.


Along the stone passageway, there is a casual sitting room that has a TV, video player, DVD and a large selection of videos and DVDs.  There is comfortable furniture, trompe l'oeil “stone” walls, red and green tartan fabrics, a big fireplace, a red Oriental rug over beautiful wood floors.

Another sitting room is upstairs.  It has three sofas, one gold, one persimmon, and one with chintz fabric.  There are easy chairs, a desk, paintings, personal mementos, a fireplace.  Colors are gold and cream.  Three windows look onto the front lawns and patio.


The Dunglass Bedroom has a king-size half-poster bed, a tall armoire, an antique chest of drawers, a sink, a separate dressing room.  Huge windows look out onto the North garden and woodland.  Colors are warm: creams and soft green.  One closet door opens to a shower and a second closet has been fitted with a toilet.  This is a terrific room.


The West Bedroom, painted a warm rose, has an antique king-size mahogany 4-poster bed.  A sofa, two chests of drawers, a desk are all fine antiques.  There is a large armoire with one door that opens into a hidden bathroom that has a shower.  What a surprise!


Lady Kinloch’s Bedroom has a king bed that can convert to twin beds.  French Provincial furniture includes an armoire, chests of drawers and a dressing table.  Walls have small roses on a gentle beige background.  Windows look onto the croquet lawn and the front lawns and the woods.  The large bathroom has a gigantic tub and a separate shower, fittings are mahogany.


A large hallway bathroom has a deep tub, a large armoire painted white, white woodwork, blue carpet and wallpaper.  Windows look onto the back lawns.  Although the bedrooms on this floor are all en suite, this bathroom is convenient since it has a tub and two of the en suite bathrooms have only a shower.


There are six more bedrooms on the two upper levels of the house.
               
The Lammermuir Bedroom has a king-size bed with a cream fabric covered headboard and antique white bed covers, a large antique armoire, a dressing table, blue sink, pink walls, berber carpeting.  Windows look onto the croquet lawn and the roofs of the wings.  This is our favorite view of all others.  The adjacent bathroom has a deep tub with a hand-held shower.  Walls are painted deep pink.


The Trapraine Bedroom has a queen bed, green walls, an antique armoire, a chest of drawers and a dressing table.  Views are to the front lawn and the croquet lawn.   The en suite bathroom has a slipper tub with a hand-held shower.  There is a decorative fireplace and framed silhouettes of Kinloch ancestors on the walls.

The Cologony Bedroom has a wonderful queen bed with hand painted roses on the head board. Walls are deep rose; an Oriental rug lies on berber carpeting.  There’s a dressing table and a dark pink sink.  This is the largest bedroom.  The en suite bathroom has a deep claw foot tub with a hand-held shower.  There’s a white wicker chair, a decorative fireplace, walls painted in that lovely rose color.  Two windows look onto the front laws.

Up two steps to the Linton Bedroom which has  twin beds with beautiful headboards, an antique armoire and chest of drawers, green walls, cows on the fireplace mantle.  Views through low windows are of the front and north lawns.  The very large en suite bathroom has a big, deep tub with a hand-held shower.



The Tantallon Bedroom has an antique queen 4-poster bed, a fine armoire and chest of drawers, fabrics in soft yellow and blue, an Oriental rug over berber carpeting, a decorative fireplace.  The en suite bathroom has a deep claw foot tub with a hand-held shower, floral wallpaper.


The Caithness Bedroom has a king-size bed, fabric head and foot board, an antique armoire, a chest of drawers and a dressing table.  There’s a decorative fireplace, a sink, rose-painted walls.  Views are over the roof tops of the house’s wings.  The en suite bathroom is through an archway.  It has a deep claw foot tub with a hand-held shower, pink walls.



This is a gorgeous house, but the piece de resistance must be what is called the music room, located in the north wing with access from the front staircase.   One of the finest rooms of its age in Scotland, it was originally the library and many precious books remain.  Now it is used as a dining room or ballroom.  It has the original wood paneling.  The ceiling is decorated with rococo swirls. This is a remarkable room that has great atmosphere, ideal for banquets, large dinner parties or weddings up to 40 guests.  It looks onto the formal gardens.  There is a small guest powder room to the left of this room.


If there are small children in your party, the owners will provide up to 4 folding beds to accommodate the children in parents’ rooms.

Edinburgh is 24 miles, a 30-minute drive.  Edinburgh Airport is 40 minutes.  Glasgow is 75 minutes. There are train stations in Dunbar (6 miles) with fast connections to London, and Drem (2 miles) with an hourly service to and from Edinburgh.  The delightful market town of Haddington is 4 miles from the house and there are many other lively and pretty villages nearby.  Many castles, including Tantallon and Dirleton, are open to the public.

The coast’s beautiful sandy beaches are a few miles from the property.  There are a dozen gold courses within an hour’s drive of the house.  Shooting, rough and clay pigeon, are available.  The Sea Bird Centre at North Berwick is well worth a visit.  Hill walking on the Lammermuir Hills or just strolling around the estate woods is excellent exercise.  Sailing around Bass Rock can be arranged.

The Museum of Flight at East Fortune, just across the woods from Gilmerton House, is home to the Concorde jet plane.  Gilmerton is able to arrange private group visits to the museum.

ACCESSIBILITY NOTICE:

Two en suite bedrooms are up one level so this property is accessible to anyone who can manage one flight of sturdy interior stairs.  There is a guest powder room on the main floor.   The walk to the house from the car is short, flat and smooth.  Guests can be dropped off right at the front door.

This is a fully staffed property.  Everything will be arranged to meet your needs. 
Prices are based on the number of people in your party and your particular requirements and wishes.
The price range is between GBP 250 and GBP 400 per person per night
for bed, breakfast, afternoon tea and a formal dinner. 
VAT is not included.  Additional concierge services may not be included.
