How Vacation Rentals Work

The following information is presented here to acquaint you with what is involved in renting short term vacation properties.  This does not intend to be a booking agreement .  Our booking conditions can be viewed elsewhere on this site.

Unless otherwise stated, the properties in our catalogue offer the following as standard items included in the rental fee:  Complete bed linens, personal towels and tea towels; kitchen appliances including, at minimum, refrigerator, stove/oven, small appliances; i.e., blender, electric tea kettle and coffee pot, a generous supply of high quality kitchen and dining necessities; at least one color television, video player, telephone; hair dryer, a bathroom shelf or table; bedside tables and lamps, alarm clock or clock radio,  convenient, free parking; electricity and heat, including fire logs or peat; information book or packet  describing the community's attractions, maps, health providers, etc., and instructions concerning the property and its contents including emergency numbers. 

Most properties in our catalogue are self-catering and offer microwave, clothes washer/dryer, dishwasher, telephone, available baby's cot, high chair and stair gate.  Additional, non-standard services or offerings included in the property are stated in the property description. 

Some services or offerings may require an additional fee and may require requests in advance of the day you will occupy the property.  If there is anything you will need, but isn't mentioned in the property description, please tell us and we will ask the owner.

Some of our rentals come with full staff and services.  Others leave you the option of serviced or self catering rental.  See the individual property pages for details. 

Some properties have change-over days on Fridays  and some are on Saturdays.  Most properties ask guests to check out prior to 10 am on the departure day.  Check-in varies between 2 pm and 5 pm.  Please give our staff or the property owner notice if you plan to check in after 5 pm.  Some owners accept short  breaks only at specific times of the year, while others offer this option for some or all of their properties throughout the year.   Some owners will accept short break bookings only on brief notice. 

All properties require a deposit at the time the property is booked.  In some cases, the deposit may be refunded in part if you cannot take the property and it is rebooked by another party for the same dates.  Some properties do not refund deposits and/or final payments under any circumstances. 

We strongly urge clients to take out cancellation insurance, a relatively inexpensive item that we can arrange for you, if you like, or you can obtain from many insurance brokers or travel agents. 

Some Owners require a damage security deposit.  This is paid on arrival and is held against damage, breakage and loss.  It is refunded, less any legitimate deductions.  Where damage or loss exceeds the security deposit, the balance will be debited to your credit card.  At some properties, telephone, heating and electricity are deducted from this security deposit. 

Guests are requested to leave self-catering properties clean on departure.  In rare cases, a final cleaning charge may be requested or deducted from the security deposit.  Great Trips does not control the security deposit–any disputes about this must be addressed directly to the Owner.

In fully-staffed properties, you may be asked to eat out at least one night a week to give the staff a free evening.  Please check the staff details when you make your booking as some properties do not provide daily staff or they provide staff only on a part-day basis.  Staff will need ample notice of your requirements.  Please check the services offered when booking.  At self-catering properties, it is sometimes possible to arrange staff.  As a general rule, breakfast is served between 8 and 10 am and dinner is served between 7 and 8 pm.  Gratuities are at your discretion in most cases, but it is customary to tip the household staff.  Advice on the appropriate amount is available from the Owner or from Great Trips Unlimited.
